Art & Vault does not list. We do not publish properties. We cultivate, over the years, a quiet network of families, notaries, fellow advisors and trusted neighbours across Provence, Paris, the Côte d'Azur, Venice and a handful of chosen elsewheres. When the right house surfaces, we propose it — to one client.

Our mandate does not end at the signing. It ends the evening you pour the first glass on your terrace, with the house already breathing your tempo.

    The conversation

    We begin quietly — a long conversation around the life you wish to compose, the territories that move you, the cadence of the seasons you would like to follow. No brief, no form: only listening.

    The off-market search

    We open our private network — families, notaries, neighbours, fellow advisors. Most of the residences we present are never listed. Some have stayed in the same family for three generations.

    Discreet visits

    We travel with you, in single car, without agents or signage. We read each house with you: its light, its silence, its grain, the village around it, the people who keep it.

  4. IV

    Negotiation & structure

    We negotiate quietly, in concert with the notary and your counsel. We hold the calendar, the conditions, the discretion. Cross-border structuring is coordinated with our partners.

  5. V

    The settling

    Until the day you set down your luggage — and beyond. Restoration, gardens, staff, art hanging, household, school, vintage car, weekend table. The house must be ready to welcome you, not to be moved into.

Most of our clients arrive once. They unlock the door, the staff greets them by name, the linen is hung, the books are in place, the painting they bought in March is already lit on the wall, the car is in the garage, the gardener is finishing the olive grove.

Until that evening, we hold every thread: architects, restorers, upholsterers, antiquaries, gardeners, household, school, notary, banker. One single interlocutor — ours.
